All applicants must be at least 18 years of age to apply and enter into a rental contract and must be a lawful resident of the United States.
Tenancy is limited to 2 persons per bedroom (4 persons max in a two bedroom unit).
The total gross monthly household income must be two and a half times the rent amount (example; rent $600 x 2.5 = $1,500). Many income sources (i.e. Employment, SSI, SSDI, Support, etc.) are considered provided there is at least 6 months acceptable and verifiable documentation. If employed, applicants must have been with the same employer for no less than 6 months and will be required to provide their most recent paystub. Self employed individuals will be required to provide 6 months of bank statements and their most recent tax returns. A co-signer may be considered for those not meeting the minimum income requirements however some restrictions apply – discuss further with Leasing Services.
Acceptable rental history is not having left another landlord in bad standing owing $500 or more. Applicants with no rental history will be considered provided they have one active account on their credit file with a 6 month payment history (i.e. Cell phone bill, car payment, etc).
Minimal criminal history is required for all applicants and each is reviewed on a case-by-case bases provided there is no sexual misconduct or crimes of violence.

All lessees are jointly and severally liable for the financial obligations of the lease; therefore, all persons, 18 years of age and older must complete a separate application.
